The “Fair Market Value” cards, flyers and ads you see around Las Vegas are typically investors wanting to buy your home for less than what it will actually sell for on the MLS so that they can Flip it to make a profit.  Nothing wrong with that, I’m an investor and I will also buy homes like that when I can, but typically that is for sellers who are willing to take a loss for what ever reason be it the home needs some fixing up they can’t do, death in the family and need Fast Cash.
